Marvin aeration & overseeding
Aeration and overseeding, scaled for Marvin's estate lots.
Marvin's estate properties carry some of the largest fescue lawns in the metro, and big fescue lives or dies by the fall calendar. We rebuild thin turf in one visit: core aeration to open the clay, premium tall fescue seed while the cores are fresh, and starter fertilizer to drive root growth before winter. Send your address and we will measure the actual turf and text a clear price.

When is the aeration window for Marvin lawns?
September, ideally its first half, with the tail running into early October: NC State Extension guidance for piedmont fescue, and exactly how we schedule. Fall is when warm soil meets cooling air, the one combination that lets new fescue root deeply before winter, which is why a spring seeding on an estate lawn is mostly an expensive way to feed the summer heat.
On an estate lawn the window is also a logistics question. Multiple acres of turf take real machine hours, so the large Marvin properties that book in August and early September get their renovation done in the heart of the window rather than squeezed against its close.
What does a renovation do that mowing and fertilizer cannot?
It adds grass. Mowing keeps a lawn tidy and fertilizer feeds the grass that exists, but tall fescue does not spread to fill its own gaps, so a lawn that thinned under summer heat stays thin until new seed goes in. Core aeration opens the compacted clay, seed lands in the open cores instead of on a crust, and starter fertilizer feeds the roots being built. That one-visit sequence is what changes an estate lawn's density by spring.
The scale of a Marvin lot amplifies both directions: skipped, an acre-plus lawn loses density everywhere at once; renovated on schedule, the same acreage is what makes the property read manicured from the street.
How should a newly seeded estate lawn be watered?
Keep the top layer of soil consistently damp for the first two to three weeks, which favors short, frequent cycles over deep soaks. Irrigated Marvin properties have the easy version: we set the schedule with you before we leave. Non-irrigated acreage still works in a normal Charlotte fall, where September rains carry much of the load, and we leave a written watering and first-mow plan either way.
Mow again once new grass reaches about four inches, keep fescue at 3.5 to 4 inches, and plan leaf removal for November: a wet leaf mat can smother exactly the new grass the renovation paid for.

BeforeAfter
Meet the owner
Hi, I'm Justin.
I'm a homeowner before I'm anything else, and when my own place needed work I did exactly what you're doing now: called around, chased down a pile of companies, and ended up with a stack of quotes and no real way to tell who was actually any good.
So I built the thing I wish I'd had. Instead of rolling the dice on strangers, I keep a small bench of specialists I work with every single day. I know who the best turf guy in this area is, who I trust with hardscapes, and who I've stopped using because they didn't meet my bar.
I match the right one to your job, I set the scope and the price, and I check the work. These crews answer my calls differently than they'd answer yours: to them you're a one-time customer, to me they're protecting their next fifty jobs. You get that priority, and you deal with one person, me. One quote, one bill, one number to call.
“If something's ever not right, you don't chase down a crew. You call my cell. And I answer on Sunday afternoon.”

Questions about this service
- How much does aeration and overseeding cost in Marvin?
- It scales with the square footage of actual turf, and estate lots vary too much for a guess to be honest. Send your address and we will measure the lawn and text you a clear price, usually the same day.
- Can you handle multi-acre properties?
- Yes. Marvin's estate lots are exactly what we plan crew time and equipment for. Tell us the address and we will scope it from the measured turf, not a template.
- Do irrigation systems change the plan?
- They make the establishment phase easier. We set the watering schedule with you before we leave, and non-irrigated lawns get a written plan built around a typical Charlotte fall.
- Is this included in The Springdale Standard?
- Yes. The Standard folds fertilization, aeration, and overseeding into one flat monthly bill timed to Charlotte's calendar, so the fall window never slips by unbooked.
